Mold Removal Cost Calculator (2026)

Set the affected area, what the mold is growing on and where it is, and get a national price range with containment, removal and extras broken out. Built from 2026 remediation pricing — and we don't sell the work, so the number has nothing riding on it.

How the estimate is built

Remediation is priced per square foot of affected area. Where mold is growing in porous material — drywall, insulation, carpet, subfloor — that material is cut out and bagged, at $15 to $30 per square foot. Where it is on concrete, framing or roof sheathing, it is cleaned and treated in place for roughly $8 to $18.

On top of the area work sits a largely fixed cost of $400 to $1,200 for containment barriers, negative air machines, HEPA filtration, protective equipment and disposal. That is why a 10 square foot job still costs $500 or more, and why the cost per square foot falls as the job gets bigger.

Location is a multiplier on the area work. A crawl space adds about 10% because every task is done lying down; attics and in-wall work add about 15%. Region moves the whole figure by 10 to 20% either way.

What the calculator deliberately leaves out

The repair that stops the moisture — a plumbing fix, a roof repair, drainage or encapsulation — is separate and often costs more than the remediation. So does structural work if rot has reached joists or subfloor.

Questions about the estimate

How is mold removal cost calculated?
By affected square footage, at $15 to $30 per square foot where porous material such as drywall or insulation has to be removed, and $8 to $18 where growth on hard surfaces is treated in place. A largely fixed $400 to $1,200 covers containment, air filtration, protective equipment and disposal, which is why small jobs cost more per square foot.
How accurate is this mold removal cost calculator?
It produces a planning range, not a quote. The rates are national 2026 figures adjusted for location in the house and region. Real remediation quotes for the same job routinely differ by a factor of two, almost always because they scope different amounts of material removal — so compare the measured area on each quote, not just the total.
Does the estimate include fixing the cause?
No. Remediation removes what has grown; the leak, drainage problem or humidity that caused it is a separate job. In a crawl space that is often encapsulation at $3,000 to $8,000. Without that repair the remediation will need doing again.
Do I need testing before and after?
Testing before is optional where the growth is visible and its extent is clear. A clearance test after remediation, at $200 to $600 from someone independent of the remediator, is the only evidence that the work succeeded, and buyers and insurers increasingly ask for it.
