Foundation Repair Cost Calculator (2026)

Pick the problem, set its size and get a national price range for the repair it usually needs. Built from 2026 contractor pricing — and we don't sell the work, so the number has nothing riding on it.

How the estimate is built

Every foundation repair is priced per unit, and the problem decides the unit. Cracks are injected one at a time. Bowing walls get carbon fiber straps or anchors about every 4 feet. Settled foundations get steel piers every 6 to 7 feet — or, over a crawl space, new supports and shims under the beams, which is far cheaper. Sunken slabs are lifted by area.

Region is a multiplier on everything: the South, where foundation repair is a large and competitive trade, runs below the national average, and the Northeast and West Coast run about 20% above it.

What the calculator deliberately leaves out

Full foundation replacement, at $25,000 to $100,000, and anything involving underpinning a whole house are beyond what four inputs can estimate. So is plumbing found broken under a slab during the work. Treat the result as the range a fair quote should land in, not the ceiling of what a bad diagnosis can cost.

Questions about the estimate

How is foundation repair cost calculated?
Per unit of repair. Cracks are priced per crack at $350 to $1,200. Bowing walls are priced per brace or anchor, roughly every 4 feet, at $400 to $1,200 each. Settlement is priced per pier at $1,500 to $3,000, one every 6 to 7 feet, or per support at $300 to $1,200 under a crawl space. Slab lifting is priced by area.
How accurate is this foundation repair cost calculator?
It gives a planning range, not a quote. The biggest unknown in real quotes is pier depth — piers are driven until they reach load-bearing soil, and that depth is often not known until installation. Read how any quote handles piers that go deeper than expected.
Why add a structural engineer?
Because foundation companies diagnose and sell the repair. An engineer at $400 to $1,500 has nothing to sell, specifies what is actually needed, and frequently finds that drainage correction solves what a contractor priced as piers.
Does homeowners insurance pay for this?
Rarely. Settling, soil movement and cracking are excluded from standard policies. Coverage applies only where a sudden covered event, such as a burst pipe under the slab, caused the damage.
