Foundation costs

Cracks, settlement, bowing walls and leveling — priced by repair method, with what insurance does and does not pay for.

Most foundation problems are water problems

Expansive clay swells when wet and shrinks when dry, and that cycle is what moves most foundations. Roof water dumped at the wall, grading that slopes toward the house and leaks under the slab all feed it.

That is why foundation work sits beside crawl space and basement moisture on this site. The cheapest foundation repair is the drainage fix that stops the movement before it needs piers.

Common questions

What does foundation repair cost?
Between $2,000 and $15,000 for most homes, around $5,500 typically. A sealed crack is $250 to $1,200. Pier-and-beam leveling is $1,500 to $10,000, bowing wall reinforcement $2,500 to $15,000, and steel piers for settlement $8,000 to $30,000.
What should I do before getting foundation repair quotes?
Fix the water first and measure the movement. Extend downspouts, clear gutters and check the grading falls away from the house. Mark and date any cracks and measure them again after a few weeks. Then pay a structural engineer $400 to $1,500 for an independent diagnosis before inviting anyone who sells the repair.
Will insurance pay for it?
Usually not. Settling, soil movement and cracking are excluded from standard homeowners policies. Coverage applies only where a sudden covered event — a burst pipe, a vehicle impact, a collapse — caused the damage.
